Mira, I was born here and I've seen every colonia change over the years so let me tell you what's really going on.
Centro near 5th Avenue — you're right in the middle of everything. Tons of furnished places in the $900-1100 range. The catch? Friday and Saturday nights get loud near the bars, especially around Calle 12. If you can handle a little noise on weekends, it's unbeatable for convenience. Everything is walking distance.
Gonzalo Guerrero is where most of the expat crowd ends up, and honestly, I get it. La 30 Avenida has some of the best cafes and restaurants in the city now. It used to be just a residential neighborhood when I was growing up — now it's the place to be. Furnished 1BR apartments go for $800-1000 and internet is solid because the buildings are newer.
Playacar Fase 2 is the gated community option. Very tranquilo, beautiful streets, safe. But you're kind of isolated — you'll need a bici or a car to get anywhere. Apartments start around $1000.
Zazil-Ha, north of centro, is where I'd look if I wanted value. Newer construction means better internet infrastructure. You can find good places at $700-900.
One thing — never send money before seeing a place in person. There are people on Facebook groups who collect deposits from people still in the US and then disappear. Use Inmuebles24 or ask around in local groups for landlords people actually know.
