Tulum's Housing Dilemma: More Homes Than Residents
As Tulum continues to feel the effects of a tourism slowdown, the real estate market is seeing an unprecedented number of empty homes. Albert Garcia, who has been managing sales and rentals for seven years, reports that the current season is the weakest he has seen, with hotel occupancy dropping to 63.69 percent from 72.67 percent over the January to July period. This decline has not just affected hotels, but also the rental market, where fewer visitors mean fewer short-term tenants and fewer jobs for Tulum's workforce.

Many homeowners in planned communities like Aldea Tulum, which saw a surge in home sales and rentals, are now facing the reality of empty units. The market's saturation and the lack of rental income are making it difficult for homeowners to cover their mortgage payments. The situation is further exacerbated by the fact that many of the developments were built without proper environmental impact assessments, a practice that has now come back to haunt the community.
The situation in Tulum is not unique. Between 2015 and 2021, Quintana Roo issued more than 2,000 construction licenses, with only 2 percent including environmental impact statements. This raises concerns about the sustainability of the housing boom and the long-term viability of Tulum's real estate market.
The federal government's response to this situation is to build more homes for low-income families, but this is a temporary solution at best. The real challenge lies in addressing the root causes of the housing shortage, such as overbuilding without proper planning and insufficient environmental oversight. As Tulum continues to navigate this complex situation, residents and visitors alike will need to adapt to a new reality of fewer visitors, fewer rental opportunities, and more empty homes.
