Question 1

How much do property managers charge abroad?

Accepted Answer

Property management fees typically range from 8-25% of monthly rental income depending on the country and services included. Some markets charge flat monthly fees instead. Full-service management including tenant finding, maintenance coordination, and financial reporting is usually at the higher end of the range.

Question 2

What should I look for in a property manager?

Accepted Answer

Look for licensed and insured managers with local experience managing properties for foreign owners. Check references, verify they have a physical office, review their management agreement carefully, and ensure they provide regular financial reports. Red flags include upfront fees, lack of references, and vague contract terms.

Question 3

Can I manage my property remotely without a property manager?

Accepted Answer

While possible with technology tools and local contacts, self-managing from abroad is challenging due to time zones, language barriers, and local regulations. Many expat landlords start self-managing but switch to professional management after encountering maintenance emergencies or difficult tenants.
