Is 400 Lake Shore Drive worth the premium?

Is 400 Lake Shore Drive worth the premium?

I'm considering moving into a new luxury building at 400 Lake Shore Drive, but the price tag is steep ($5,500 for a 1,200 sq.ft 2BR). I've seen nicer fixtures than in other apartments at this price range, but I'm not sure if it's worth the premium over other downtown luxury buildings.

Newer buildings tend to be pricier than older ones. One Bennett is approximately 9 years old, making it a relatively recent construction. The only comparable 'new' building on the Near North Side is One Chicago, which was completed about 4 years ago. Therefore, it's reasonable to assume a premium over that building.

Buildings like the St. Regis and Tribune are relatively new and located in the area.

The St. Regis and One Bennett are both condos for sale, which might not be the best comps for an all-rental building. Additionally, they're roughly the same age as One Bennett, making them less comparable. As it stands, I'm a bit outside my budget, anyway.

A $5,500 price tag doesn't seem excessively high compared to other downtown luxury buildings with 2 bedrooms. One Bennett Park's prices are around the same range.

My 2-bedroom apartment next door costs $6,000 per month. After comparing prices, I was surprised to find that 400 N is either the same or lower in price. I attribute this to the building's location and lack of balconies. I think the absence of nearby convenience stores and quick shopping options will be a major drawback. You'll need to walk a considerable distance to access basic amenities.
