Toronto's Real Estate Market: Delayed First Homes and Multigenerational Solutions
For decades, buying a first home was seen as a significant milestone in a Canadian's life. However, according to RBC's latest Home Ownership Poll, the average age for first-time homebuyers in Canada is now 41, a full decade later than previous generations. This shift is largely due to the increased cost and difficulty of saving for a down payment.

The traditional path of buying a starter home and upgrading later has become less appealing. Instead, many Canadians prefer to buy one house they can stay in for life. Additionally, the poll found that 53 percent of potential buyers are considering multigenerational homes, where family members pool resources to enter the market sooner. Among current homeowners, 35 percent would sell their existing homes to help their children get into the market.
This trend means that even when Canadians do purchase their first home, they may face significant financial stress due to rising interest rates and the renewed mortgage experience feeling just as stressful as the initial purchase. For expats and digital nomads in Toronto, this could mean reassessing your long-term plans and potentially exploring joint ownership or other financial strategies to secure a home.
