I watched a YouTube video about a house in Santurce, Puerto Rico that cost $424,000 to build, and I'm wondering if the breakdown is accurate.

For comparison, the original Levittown project in Puerto Rico, developed by Levitt & Sons in Toa Baja starting from 1962, was initially designed for around 3,000 homes, but eventually grew to exceed 11,000 units built. The first homes, offered around 1963, had prices roughly between $9,500 and $15,000, allowing an estimated average price of around $12,250 per home in dollars of that time. Adjusted for inflation to 2026, that average equates to approximately $134,000 per home.

I don't find the comparison very fair. I think you'd have to subtract basically the $213,509.74 in exceptions and the $12,792 in rent. Because a new construction wouldn't have that.

Yes, I only summed everything up with illustrative purposes to exaggerate the example. Even subtracting it, it's ridiculous.

That breakdown confirms that most, if not all, contractors gouged and cc'd

$65,000 dollars just to demolish a house? That doesn't add up

The construction of a septic system does not cost ~$40,000. I assure you that.

$25,000 for a solar system? I have a business installing solar systems, $25,000 is what a system for a big house costs. A medium-sized house, the systems come out between $15,000 and $18,000. That house is smaller than a medium-sized house, I've installed systems in houses like that for $13,000.

You got the same requirements? Things like the $1 million insurance and that? How many kW would you put in the house?
