Every time I drive down Calle Ocho, I notice how many old cafeterias are being converted into trendy spots with neon signs and expensive coffee. The area near The Grove is changing rapidly, with new developments popping up left and right.

The planned Carnegie Mellon University campus in Wynwood will likely accelerate gentrification in the area, pushing out long-time residents and small businesses.

The Shenandoah/Silver Bluff neighborhood, situated between Little Havana and Coconut Grove, is experiencing a surge in new residents. Many of these newcomers are younger couples with higher incomes, who are buying and renovating homes that were previously owned by long-time residents, some of whom had lived there for 50-60 years.

In my neighborhood, near Miami Senior High School, old homes are being demolished and replaced with expensive townhomes. While my area still has its charm, with many older homes and large trees, nearby Little Havana is feeling the effects of gentrification, with many long-time residents being priced out.

Allapattah is often overlooked, but the area around NW 36th Street is seeing a transformation, with warehouses being converted into studios and small shops. This trend is likely to continue, putting pressure on the older apartment buildings in the area.
