I've seen my HOA fees nearly double in the past year, from $300 to almost $650, in a neighborhood with 1980s properties and condos listed for sale under $150K. It's not like the complex is some luxury resort. Is this just a management issue or is there something more going on?

Condo owners often discover the true cost of owning a condo is much higher than they anticipated, with expenses such as maintenance and insurance exceeding their mortgage payments.

If you're part of the HOA, you can request to see the financial records to understand where the money is being spent. In many cases, it's deferred maintenance or replenishing reserves that were depleted due to inadequate funding. The depressed sales prices of these condos, which can range from $100,000 to $150,000, serve as a warning to potential buyers: when you purchase a condo, you're not only buying a section of the property, but also taking on maintenance and insurance responsibilities that can easily exceed the mortgage payment on an older property. For example, a condo with a $1,500 monthly mortgage payment might have a $2,000 monthly maintenance and insurance bill.

The property managers are not responsible for the financial decisions; they simply facilitate the will of the homeowners. To understand what's happening, attend HOA meetings and get involved.

Rising HOA dues are often a result of deferred maintenance and an underfunded reserve fund, which fails to meet federal and state regulations.
