New Affordable Housing in Williamsburg: 217 Units Available for Rent
New York has always been a place where finding affordable housing can feel like searching for a needle in a haystack. But now, there’s some good news for expats and digital nomads looking to settle in Williamsburg. The former Greenpoint Hospital campus, a long-vacant site, is being transformed into a 18-story building with 217 affordable apartments, starting at $751 per month.

Developed by the Hudson Companies and local nonprofit St. Nicks Alliance in collaboration with the city’s Department of Housing Preservation and Development (HPD), these units are open to New Yorkers earning 30, 40, 50, 60, and 80 percent of the area median income. Studios start at $846/month, one-bedrooms at $751/month, two-bedrooms at $889/month, and three-bedrooms at $1,015/month. This project, part of a larger four-phase development, is a significant step toward providing much-needed affordable housing in the neighborhood.
The building, designed by Magnusson Architecture and Planning (MAP) and Architecture Outfit, combines new mixed-use structures with preserved historic elements. The facade features subtle massing shifts, varied materials, and a design that interacts with light and shadow to bring natural light into the units. Residents will have access to amenities like bike storage lockers, a community room, a tenants’ lounge, a fitness room, and a children’s playroom. Security is ensured with a 24-hour guard stationed at the front desk.
While the news is promising, it’s worth noting that Williamsburg can still be a tough neighborhood to navigate. The area is known for its noise levels, especially during the warmer months, and the city’s bureaucracy can be a challenge. But for those looking for a home in a neighborhood with a growing community, these apartments could be a great opportunity.
