I've just moved into a new apartment in Dubai and the bathroom ceiling leaks when the AC is switched off. I'm concerned about the recent sudden appearance of running water and the maintenance team's explanation that the dripping water is normal.

If your air conditioner leaks when it's turned off, it's likely due to a buildup of dirt and debris. This can block the drainage system, causing water to flow back into the ceiling. To resolve the issue, you should speak to your landlord to arrange for the necessary repairs. Given that you've just moved in, it's reasonable to expect the landlord to cover the costs.

The problem might be related to the air conditioner's drainage system. To address this, consider hiring a reputable air conditioning maintenance company to perform a thorough service. This will not only resolve the issue but also contribute to a healthier indoor environment.

Be aware that the water leak could potentially cause electrical issues with nearby lights, such as the bathroom light. You might need to reposition the drain pipe to prevent this.

I experienced a similar issue recently, which was caused by high humidity levels exceeding the air conditioner's capacity. The problem was that the sludge in the tray was clogging the drains, and the air conditioner needed a thorough cleaning. In particular, the drain should be connected directly to the drainage pipes. The presence of a black plate in this area is not necessary and can be removed.

If your air conditioner leaks when it's turned off, it's likely due to a buildup of ice on the coils during the defrosting cycle. This causes the water to drip back into the unit when it's turned off. To resolve the issue, you should arrange for a coil cleaning to be performed.
