I'm considering Greystar apartment complexes in the North Atlanta area (Brookhaven/Sandy Springs/Dunwoody) but have heard complaints about their management.

I've dealt with Greystar before and can confirm that they're notorious for nickel and diming you. They'll fine you for anything, no matter how small. One time they charged me $50 for a 'lost key' when I had proof that I had returned it. It took me months to get the charge reversed. If you're considering a Greystar property, be prepared for a fight.

I live in a Greystar property in the city and it's a nightmare. The property itself is fine, but the management is unresponsive and dishonest. They'll charge you for anything they can think of, and it's hard to get them to reverse the charges. If you're thinking of moving to Atlanta, I'd recommend avoiding Greystar altogether. It's not worth the hassle.

I had a similar experience with a different apartment complex. They charged me a 'no insurance' fee even though I had already purchased a policy. I went over their heads and emailed their corporate office, and they eventually reversed the charge. It's always worth trying to go over their heads if you're getting the runaround.

This exact same thing happened to me at MAA, not Greystar. But it's a similar experience - they charge you for anything they can think of and it's hard to get them to reverse the charges.

Residents can expect to be fined for any reason. In my experience, property managers often prioritize making money over addressing maintenance issues. For instance, if an apartment complex has a pest problem, such as roaches, the management may not take prompt action to resolve the issue.

I previously rented a property in Chamblee managed by Greystar and had a positive experience for two years. However, I've also lived in other complexes over the past decade, which has given me a broad perspective on the varying levels of management quality. Companies like Cortland and Camden tend to have a good reputation for running their properties well.
