What are common tricks used when selling houses in La Libertad?

I've been a real estate agent in La Libertad for a while, and I've seen many people struggle to sell their houses due to not understanding the local rules and regulations. I've tried explaining the permit requirements and zoning laws to my clients, but I'm sure there are other common tricks that people use when selling houses in La Libertad that I'm not aware of. I'd like to know what these tricks are so I can better advise my clients.

You're right, people often try to make their houses sound more attractive than they are. I've seen houses listed as being 'just a few minutes' from a popular park or beach, but when you drive there, it takes much longer.

At least they're honest about the house being nice, even if they're stretching the truth about the location.

One thing that really gets my goat is when people use the phrase 'x minutes from such-and-such location' and the only way that phrase is true is if you drive like a madman at night with no traffic and no cars stopping you.

I once saw a house listed as being '5 minutes from the Parque de Guazapa' but it took me at least 10 minutes to get there by car.

I've noticed that houses in the integration areas are often priced higher than they should be.

I remember when they built the houses in San Gabriel, they said they were 'just 15 minutes from San Salvador' but it took much longer to get there.

I've seen people list houses as being the same size as a plot of land, like they're selling a 4x10 meter lot as if it's a normal house price. It's just not fair to the buyer.

I've learned to live with the outskirts of Sivar because I'm not going to pay an extra $1400 a month for a house that's just a box on a plot of land.
