How to address mold in a Miami rental apartment?

My mom is a snowbird who spends December to May in Miami. She's been noticing a musty odor in her rental apartment, and I think it might be due to mold. The subletters who were in the apartment recently said they bought a dehumidifier and had to run it frequently.

Is the air conditioner a standalone unit or part of the building's central system? If it's a standalone unit, check the drip pan and have the coils cleaned. If it's a central system, consider complaining to the landlord or homeowner association about potential maintenance issues. Poorly maintained AC units can produce a musty smell, which might explain why the issue worsens when the unit is used more frequently. Additionally, inspect the kitchen and bathroom areas for any leaky pipes.

The fact that your shoes developed mold is a concerning sign. Look for black specks on the air vents or walls, as the mold may not be visible. It could be present inside the AC unit or ducts. Have you or your mom experienced any allergy-like symptoms? Mold is highly toxic and can cause serious health issues. Even if you don't see the mold, the spores could be airborne. To determine the extent of the issue, consider hiring a mold inspection company to conduct a thorough test, which may cost several hundred dollars, but is a worthwhile investment for peace of mind.
