For expats and digital nomads living in or visiting Ubud, the recent surge in hotel and villa listings across Bali might seem like a mystery. Why, with tourism flourishing, are so many properties suddenly available for sale?

According to local media reports, 244 hotels and villas are currently listed for sale in popular tourist areas such as Kuta, Seminyak, Canggu, and Ubud. However, the situation is more nuanced than it appears. The Bali Governor, Wayan Koster, has instructed authorities to gather official data on these listings, and his stance is clear: the current number of properties for sale does not necessarily indicate a downturn in the tourism industry.
Statistically, July 2026 saw a 15.34% increase in foreign tourist arrivals compared to June, with occupancy rates at 67.29%, only slightly below the previous year. This suggests that more visitors are not equating to stronger hotel performance across the board.
Tjokorda Oka Artha Ardhana Sukawati, chairman of the PHRI Bali chapter, notes that the rise in listings is part of the normal property business cycle. However, the growing gap between supply and demand in some areas, particularly South Bali, is a cause for concern. The Bali Villa Rental and Management Association explains that property sales are not always indicative of failed investments but can be driven by various factors such as liquidity needs or changing investment strategies.
