Derelict property on 14th Street SW, what happened to the house?

I was walking down 14th Street SW for the first time in a long time and noticed this very unkempt/abandoned-looking property at 2421 14 St SW. The bushes are completely overgrown, there’s garbage and junk covering the old stone stairs. I was struck by its state in such a prime location so I did a little digging and found an old Google Street View image from 2012 showing a really beautiful character home on the lot. At some point, the house was torn down, but I can't seem to find anything online i.e. a fire, demolition, redevelopment, etc.

My grandmother's house, which is located nearby, has been reduced to rubble. It's currently waiting for the necessary permits to be approved so that it can be converted into condos. This process can take years, and it's been a long time already.

The vacant lot has been empty for over 12 years, which is an exceptionally long period. According to images, the lot has been vacant for more than a decade, with no signs of activity.

There are many properties whose owners are either too busy or unable to care for them. In some cases, owners may inherit properties but struggle to manage them due to personal issues, such as mental health problems. As a result, these properties often sit vacant for extended periods.

It can take several years to settle the estate of a deceased property owner, especially if there are multiple heirs or complex financial situations involved.

If you're familiar with the process, it shouldn't take more than a year to obtain the necessary permits and approvals.

Investors who own rental properties often receive a steady income, but the effort required to manage them can be substantial. In some cases, investors may find it more appealing to own vacant lots, which typically have lower property taxes.

The 'beautiful character house' likely had structural issues, given its sagging roofline. It's often easier for developers to tear down a property in disrepair rather than trying to rent it out in its current state.
