Los Cabos is taking a step toward modernizing its real estate market with the signing of a cooperation agreement between the state government and leading real estate associations. Governor Víctor Castro, along with representatives from AMPI and ASPI, inked the deal at the La Paz Convention Center, introducing a new online platform called the Módulo Web de Inmobiliarios. This platform aims to speed up permit processing and provide clearer legal certainty for property transactions.

The Módulo Web de Inmobiliarios is designed to streamline the process for licensed real estate agents and brokers. It allows them to pay fees online, request property history certificates, search parcel records, and track application status in real time. For expats and digital nomads like myself, who have been based in Los Cabos since 2019, this means potentially fewer in-person visits to government offices and faster turnaround times on the documentation required for closing deals.
However, as someone with Guadalajara roots and a keen eye for detail, I can't help but note that the actual impact of this platform remains to be seen. The governor's emphasis on protecting buyers' investments and property rights is laudable, but the true test will be in the execution. Will the online portal actually reduce bureaucratic delays, or will it just move them to a digital format? The time will tell, but for now, this is a promising step in the right direction.
