Lack of 3+ bedroom units within inner city. Are there any Courtyard Urbanist developments in Calgary?

We've been looking at places to live in the inner city, but it's hard to find something with enough space for our growing family. We've noticed that many cities in Europe have courtyard urbanism, where buildings are designed around a shared green space. We love the idea of a mix of home sizes, from 4+ bedrooms to studios, with natural light from both sides of the building. Are there any courtyard buildings in Calgary that fit our needs?

I've noticed a few courtyard buildings in Calgary, but none are located downtown. However, there is one near the Canyon Meadows train station that features a large central courtyard. It's worth noting that some newer developments in the Douglas Glen area are starting to include three-bedroom units.

I couldn't find any information that matches what you're looking for. If you have the address or name of the building, I'd be happy to help you look into it. I've found that some older listings on real estate websites might not be up to date.

Calgary's developers tend to focus on maximizing their floor area ratio for profit. While there are some townhouse setups that offer a similar layout, they're not as common. For example, there's a complex on 14th Avenue SW in the Beltline that features a similar design.

I'm a fan of townhomes like this, but I think they often come with a trade-off: smaller scale and smaller shared green spaces. There's a complex in Rundle on 32nd Avenue and 36th Street that has a lot of green space, but it's not exactly convenient to get to local businesses.

While it's possible to achieve the required margin on unit counts with larger bedroom counts, the market in Calgary seems to reject larger bedroom apartments. I've spoken to developers who would love to build units with three bedrooms and a study, but at the price point, people tend to prefer a longer commute and lower spec construction quality.

I think it would be great to have a conversation about this. For me, having a unit that's the right size is important, but having a private green space in the middle would be a wonderful bonus. If a neighborhood had these features, along with some retail and coffee shops on the first floor, it would make it very walkable.

I've been saying that Calgary needs more developments like this for years. However, it seems that this community believes that families prefer single-family homes. There's a good video that explains why this style of development is lacking in Calgary, and it comes down to the building code making it very expensive.
