What It Means for Residents

According to real estate professionals, about 78% of properties currently sold in El Salvador are for financial investment purposes, such as Airbnb rentals or wealth preservation. This trend has reduced the supply of housing intended for local families, pushing up prices and displacing potential buyers. The average Salvadoran household, with an income of only $763.81 per month, finds it difficult to afford even a basic urban food basket, let alone housing. Many are forced into precarious living situations, paying $250 to $300 a month for small, substandard homes or living in overcrowded mesones.

The Housing Crisis

The Ministry of Housing in El Salvador has a budget of $13.6 million, but only $8.4 million is dedicated to housing projects. This is insufficient to address the country's housing deficit, estimated at 944,000 units. The 2025 EHPM survey found that 50.7% of households face a qualitative housing deficit, with 31% living in overcrowded conditions.
