Manhattan Median Rent Hits $5,395: What It Means for Expats and Digital Nomads
The cost of living in New York City, particularly in Manhattan, has reached unprecedented heights, with median rents surging to a record-breaking $5,395 per month in September. This significant increase, up 2% from August and 9% year-over-year, is a stark reality for expats and digital nomads who call or are considering the city home. According to Gary Malin, chief operating officer of The Corcoran Group, the rental market in Manhattan is defined by a lack of available apartments, with demand consistently outpacing supply. The average rent in Manhattan also reached a new high, hitting $6,865 per month, with two- and three-bedroom apartments seeing the largest gains at 10% and 15%, respectively.

This rise in rent has major implications for expats and digital nomads. While Manhattan’s median rent is a record-breaking $5,395, the vacancy rate remains a mere 1.54%, making finding a place to live increasingly challenging. Additionally, the average apartment in Manhattan took 48 days to find a tenant in September, up 26% from August and 12% year-over-year, indicating a slowdown in the leasing process. For digital nomads operating on tight budgets, the high cost of living may push them to explore other boroughs or seek alternative accommodation options, such as shared living spaces or short-term rentals.
In Brooklyn, while the rental market saw more modest changes, the borough’s median rent was still $4,300 per month, down 2% from August but up 5% year-over-year. Average rents rose 3% annually to $4,946, with one-bedroom rents increasing 5% year-over-year to $4,218. These changes highlight the ongoing challenge of finding affordable living spaces in the city, making it essential for expats and digital nomads to carefully consider their budget and location options before making a move.
