New York City is stepping up its efforts to address the affordable housing shortage by fast-tracking projects in 12 neighborhoods that have produced the least amount of affordable housing over the past five years. The city has identified these areas, ranging from Staten Island to the Upper West Side, and will streamline the approval process for new developments, reducing the review time from seven months to just three months.

The new measure, initiated under former Mayor Eric Adams, is part of a broader policy aimed at increasing the housing supply and reducing disparities in affordable housing development across the city. With a rental vacancy rate of just 1.41 percent, the city is looking to accelerate development in these underserved areas to help address the rising cost of living.

The 12 designated districts include neighborhoods such as Bay Ridge, Staten Island’s South Shore, Queens Village, and the Upper East Side. These areas will benefit from faster project approval, which should lead to quicker construction and more affordable housing units in these areas.

For expats and digital nomads living in or currently based in New York, this means more opportunities to find affordable housing in neighborhoods that have historically lagged behind in new developments. However, the streamlined process could also mean less input from the City Council, potentially leading to fewer public consultations and quicker, less community-involved decisions. This could be a double-edged sword for residents and newcomers alike.
