We're doing some work on a rental property in Dallas, and it's in desperate need for foundation repair. The only issue is, all of the people I have called are pretty much non-responsive and its been super frustrating. Looking for any foundation repair recommendations you may have! Thanks!

Before hiring a repair company, get an independent structural engineer to assess your foundation. This will give you a detailed report with pier locations and a count. Then, have repair companies bid on the report instead of providing their own estimates. This approach can save you money and time. I used this method on my own tile and flooring project, which saved me around $1,500. To get started, expect to pay around $500 in the DFW area. The engineer's report will also give you a solid foundation to negotiate with repair companies, as they'll be more likely to take the job seriously when there's a real report in hand. Knowing the age of your house can also be helpful in this process.

If you're dealing with a pier and beam foundation, be sure to get a thorough inspection before hiring a repair company. I had four companies come out for quotes, and only one actually went under the house to inspect the problem. The others just used a laser level to estimate the issue. As a result, they all quoted me for additional piers and expensive repairs. However, the company that took the time to inspect the problem found that I only needed new sill plates along one edge of the house, which was a fraction of the cost of the other quotes. Getting an engineering report would have saved me a lot of time and potentially a lot of money.
