Why private villas for rent are much cheaper in Ubud than the rest of Bali?

I've been browsing Airbnb for private villas and noticed that the ones in Ubud are significantly cheaper than the ones in Seminyak, Kuta, and Canggu. I'm wondering if there's a reason for this, since Ubud is still a very popular destination.

Ubud encompasses a large area, with some listings situated far from the downtown region, which can be quite remote. This is distinct from areas near beaches that have limited geographical boundaries.

The prices of these 'villas' are exorbitant and seem to be based on arbitrary figures. These properties, often nothing more than 2-bedroom homes with a small token pool, are built for approximately 25,000 USD in materials, are prone to leaks and mold within a year, and bear no relation to the inflated prices they're being sold for.
