How does the low condo inventory in Miami affect condo sales?

I'm trying to understand how the low condo inventory in Miami affects condo sales. I've read that the number of active existing-condo listings has fallen 9.04% from a year ago, but at the same time, existing condos have 12.1 months of supply, which is considered a buyer's market. I'm trying to figure out what this means for condo owners and buyers.

When evaluating pricing, the actual supply of units is more significant than the number of active listings. If sales are sluggish, a large inventory can remain stagnant, and units may sit on the market for extended periods. I've observed this in several buildings, where prices remain stuck in the past, while units with clean financials and realistic asking prices are more attractive to buyers. For instance, in a building in Brickell, a special assessment led to a sudden increase in listings, but these units are still available. The county's low inventory statistic is misleading when a building has underlying issues. Sellers often focus on the 9% price drop, ignoring the fact that sales are slow.

Condominiums vary greatly depending on their location, type, and the financial health of their HOA. Some buildings may be struggling due to financial issues or non-compliance with new regulations for multi-story buildings. In the months leading up to August 2026, local business reports indicated that the condo market was experiencing a slump, while higher-end single-family homes were seeing increased demand.

Despite current market conditions, highly desirable buildings continue to attract buyers.

It's worth noting that many units are being taken off the market rather than being sold, which doesn't necessarily indicate an improvement in the condo market for sellers.
