Is the LTR another failed visa scheme?

Is the LTR another failed visa scheme?

I've been following the Long-Term Residency (LTR) visa scheme, and I'm wondering if it's another failed attempt to attract wealthy or talented foreigners to Thailand. They initially claimed it would attract one million holders within 5 years, but by May 2025, they had only attracted 6,000 holders. They then lowered the requirements and removed overlapping parts of the SMART visa scheme, which brought the total to 12,000 holders. Considering they got only 1.2% of the projected visa holders in 4 years, should this be viewed as yet another failed visa scheme?

The requirements for the visa were initially extremely strict, making it nearly impossible for anyone to qualify. This explains why it failed.

What benefits does Thailand offer to affluent or skilled individuals beyond uncertainty and bureaucratic hurdles?

I considered the LTR, specifically the 'wealthy' route, as it seemed more feasible than the talent route, which requires a traditional employer. However, I opted for a DTV instead, as it was more cost-effective. I might reconsider the LTR in the future, but for now, the 500,000 baht property 'investment' requirement seems excessive, given the low returns on Thai property.

The 500,000 baht property 'investment' requirement is concerning, especially considering that the property owner doesn't have control over the land and only has a 30-year lease, which may not be renewed in the future. Thailand's property market is also known for its poor resale value and long-term growth prospects.

The LTR-T visa for professionals working from Thailand has some of the most stringent requirements worldwide. To qualify, one must earn at least 1.2 million baht per year or demonstrate a high education level, along with an employment contract with a reputable company or a subsidiary that meets specific revenue criteria.

I'm surprised by the amount of hassle the authorities are giving applicants and holders of what should be 'VIP' visas.

It's puzzling that the government requires a 500,000 baht property 'investment' from retirees who are likely to be net contributors to the economy, especially when they're making a substantial income of 1.9 million baht per year.
