I think sellers are still holding onto Covid pricing expectations. They need to adjust to the current market reality.

I've been keeping an eye on a house on my street that's been for sale for months. It's been reduced by $20K so far and will likely sell for under $400K, which is significantly lower than its original asking price of $449K.

It's a buyer's market right now, with a lot of inventory and fewer buyers than sellers. The interest rates have also gone up, which means buyers can borrow less for the same monthly cost. This is bringing down the maximum price people can afford.

I've been watching listings for a new home for three years now, and I've noticed that homes are selling 30-50K below asking, sitting in the market for months, and being re-listed for tens of thousands below their original price. New homes still sell for about $300-340/sqft, while decent older homes sell for $230-250/sqft. I think this trend is similar to what's happening in bigger cities like Toronto.

I'm noticing the same trend, and I'm grateful that house prices are starting to fall. It's about time, considering the areas outside of the city are even harder hit.

I just saw that a house on Willow Street sold for $660K, which is $40K under its original asking price of $700K. It's a sign that prices are finally coming down.
